FROM FAX NO. <br />Zoning Application #03-2932 <br />3220 Bohn's Point Road <br />Detailed Hardship Statement <br />The proposed garage location is requested for the following reasons: <br />1) To minimize the impact of hardcover <br />Oct. 25 2002 04:32AM P2 <br />2) On the set back to Bohn's Point Road there is a 6 foot high fence with <br />growth on it. Thus decreasing the set back for the garage will be barely <br />visible fromBohn's Point Road. <br />3) The only way to avoid decreasing the set back would be to place the proposed <br />garage further back on the lot. However, there are two large trees that would have <br />to be removed to accommodate this. <br />4) The proposed plac~ment leaves a 15' separation from house to proposed garage. <br />The minimum separation by ccide is 10', but even if we moved it within 10• it still <br />wou~~ not be within the Bohn's Point Road setback .. The proposed 15' separation <br />would improve the appearance of the property. <br />In summary, since the variance that we are reqesting would not negatively impact the <br />appearan.ce from Bohn's Point Road due to the existing fence, and since the proposed <br />placement will save 2 large trees. minimize the impact of hardcover, and provide an <br />attractive appearance to the property, we feel that it would be a hardship to deny this <br />requested set back variance.
