The <br />applicant would like to construct a large accessory building to house their large watercraft and lawn <br />maintenance equipment. RS District standards permit one-1,000 s.f. accessory building and another <br />building not to exceed 500 s.f.. After discussions with staff the applicant decided not to apply for a <br />variance to construct a single 2,000 s.f. building and instead requested conditional approval for two-1,000 <br />s.f. buildings. <br />The applicant's property is very large and has significant vegetative tree cover. Their request for two <br />accessory buildings 1,000 s.f. each was in fact at the direction of staff after reviewing the RS regulations. <br />However, upon reviewing the specifics of the application staff feels that allowing a 2,000 s.f. building to <br />be constructed on this property is a reasonable request. Therefore staff has re-directed the scope of the <br />application back towards a single large building. On the mainland a property of this size would be <br />permitted a building of at least 3,000 s.f. based on the table within zoning code section 78-1434. <br />Planning Commission Recommendation <br />On April 16, 2007, Planning Commission voted 6-0 to recommend approval of the size variance and <br />conditional use permit, subject to locating the building approximately 125' from each of the south and west <br />lot lines. <br />Planning Staff Recommendation <br />Approval of the variances per the attached Resolution. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached Resolution.
