(17 acres) Lot Area: <br />Lot Width: +600' <br />FILE# 07-3279 <br />12 April 2007 <br />Page 1 of 1 <br />Application Summary: The applicant is requesting conditional use permit <br />approval in order to construct an accessory buiJding larger than 500 s.f. as <br />permitted er-1 ie. · 12-~ d t~ -i'Yl L-+·. <br />I <br />Background <br />The applicant originally met with staff and discussed proposal to construct a <br />2,000 s.f. accessory building on the property to house their large watercraft and <br />lawn maintenance equipment. Following discussions with staff the applicant <br />decided not to apply for a variance to construct the 2,000 s.f. building and instead <br />request the conditional approval instead for two-1,000 s.f. buildings. <br />However after reviewing the site plan, staff has concluded that two -1,000 s.f. <br />buildings placed 1 0' apart will appear very much as one building. If we were to <br />refer to the mainland regulations regarding accessory building sizes and the <br />applicant's property area, staff finds that it may be reasonable to allow <br />construction of a 2,000 s.f. building on the applicant's property. <br />Having said this; the location of the closest adjacent property owner is 100' from <br />the proposed building(s) the Planning Commission may want to consider <br />requiring an additional setback from the western property line. Similarly, the <br />applicant has a considerable amount of acreage, and perhaps an additional <br />setback from the rear lot line is appropriate as well. <br />Staff Recommendation <br />Planning Staff recommends approval of a variance to allow a single 2,000 s.f. <br />building to be constructed on the property with any additional conditions the <br />Planning Commission deems appropriate. <br />l , i)VVm- <br />1
