MINUTES OF THE <br />ORONO PLANNING COMMISSION MEETING <br />Monday, April 16, 2007 <br />6:00 o'clock p.m. <br />(#07-3278 John Terrance Homes, Continued) <br />Gaffron inquired whether the motion approves reinstating the language but not to make the specific <br />changes that the applicant is requesting <br />Kroeger stated it would approve the requested changes but without the limit on the square footage. <br />Kempf stated he was very concerned when this proposal initially came before the Planning Commission <br />because of the lack of information that was provided, but that a large number of his concerns have been <br />answered tonight and that he is fairly confident at this point that this project will succeed. <br />Berg seconded the above motion. VOTE: Ayes 6, Nays 0. <br />(Recess taken at 9:16 -9:23 p.m.) <br />9. #07-3279 ARTHUR ERICKSON, 720 BIG ISLAND, CONDITIONAL USE PERMiff, <br />9:23-9:36 P.M. <br />· Arthur Erickson, Applicant, was present. <br />Curtis stated the applicant is requesting a conditional use permit in order to construct an accessory <br />building larger than 500 square feet as permitted by code . The applicant originally met with Staff and <br />discussed a proposal to construct a 2,000 square foot accessory building on the property to house their <br />large watercraft and lawn maintenance equipment. Following discussions with Staff, the applicant <br />decided not to apply for a variance to construct the 2 ,000 square foot building and instead request the <br />conditional approval instead for two 1,000 square foot buildings. <br />However, after reviewing the site plan, Staff has concluded that two 1,000 square feet buildings placed <br />ten feet apart will appear very much as one building. In referring to the mainland regulations regarding <br />accessory building sizes and the applicant's property area, Staff finds that it may be reasonable to allow <br />construction of a 2 ,000 square foot building. <br />Having said this, the location of the closest adjacent property owner is 100 feet from the proposed <br />buildings. The Planning C01m11ission may want to consider requiring an additional setback from the <br />western property line. Similarly, the applicant has a considerable amount of acreage and perhaps an <br />additional setback from the rear lot line is appropriate as well. <br />Staff recommends approval of the variance to allow a single 2,000 square foot building to be <br />constructed on the property with any additional conditions the Planning Commission deems appropriate. <br />Kempf inquired what the other accessory buildings consist of. <br />PA GE 24
