This application was reviewed as Zoning File #2546. <br /> 2. The property is located in the LR-1B, Lakeshore Residential Zoning District <br /> requiring 1 acre in area. The property consists of 17,244 s.f. or .39 acres. <br /> Hardcover within the 0-75' setback area = 576 s.f. or 6.49%. Existing hardcover <br /> within the 75-250' setback area = 4,165.7 s.f.� or 49.7%. <br /> 3. The Planning Commission reviewed this application on November 15,1999 and <br /> � recommended approval on a vote of 6 to 0. <br /> 4. The Planning Commission recommended approval of the proposed variance based <br /> � on the following items: <br /> • A. The triangular shape of the property. <br /> B. The unique location of property on a severe "S" curve. <br /> . C. The property does not have a functional garage that can house cars <br /> during the extreme cold winter months nor the summer months. <br /> D. Over 50% of the area of this property is located in the 0-75' setback <br /> area. <br /> E. The property was developed before the current lakeshore development <br /> standards established in 1975. <br /> 5. The City Council finds that the conditions existing on this properry are peculiar <br /> to it and do not apply generally to other properly in this zoning district; that <br /> granting the variance would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> . serve as a convenience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial <br /> property right of the applicant; and would be in keeping with the spirit and <br /> intent of the Zoning Code and Comprehensive Plan of the City. <br /> • Page 2 of 7 <br />
