'� ��: e� `�; � <br /> A RESOLUTION APPROVING THE <br /> PLAT OF WILLOW VIEW . <br /> FILE NO. 2568 <br /> WHEREAS,the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WI�REAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of land within the City; and � <br /> WHEREAS,the City Council has considered the application for a subdivision of a <br /> 25 lot Planned Residential Development by the Bancor Group, Inc. (hereinafter "the subdivider"); <br /> and <br /> WHEREAS,the subdivision has been found to meet the density requirements of the <br /> , RR-1B zoning district and will develop as a Planned Residential Development; and <br /> WHEREAS, the subdivider has completed all requirements of the platting <br /> regulations of the City, including: <br /> 1. Completion of requirements of Resolution No. 4408, the resolution granting <br /> preliminary approval of the Planned Residential Development. <br /> 2. Dedication on the plat of standard perimeter drainage and utility easements. <br /> 3. Dedication to the City of a Flowage and Conservation Easement over those portions <br /> � of wetlands and conservation outlots as depicted on the plat.. <br /> �4.� Establishment of a private road outlot shown on the plat as Outlot A, and design of <br /> stormwater and drainage improvements and facilities. <br /> 5. Concurrent with the creation of this private road in Outlot A,dedication to the City <br /> of road, drainage and utility easements granting to the City permanent access, <br /> improvement and utility easements over said Outlot; and the creation of non- <br /> exclusive ingress,egress,drainage and utility easements over said Outlot in favor of <br /> all abutting lots within the plat including a declaration of covenants, conclitions, <br /> • Page 1 of 6 <br />
