Hardcover Breakdown - Property is located <br />feet from lakeshore - allowed 30% hardcover. <br />Area of property = 7324 s.f. <br />Allowed hardcover = 2197 s.f. or 30% <br />Existing hardcover.* = 4404 s.f. or 60% <br />Hardcover varaiance = 2207 s.f. or 30% <br />*garage = 432 s.f. <br />residence = 2275.6 s.f. <br />gravel = 1696.4 s.f. <br />250-500 <br />In review of existing hardcover it should be noted that <br />approximately 4200 s.f. of additional gravel area within railroad <br />ri-lht--of-way serves the property currently as off-street parking <br />area. Note almost as much area of hardcover that exists on the <br />subject property. <br />The existing non --informing detached garage is in a state of <br />disrepair and should be removed at the time final repairs are <br />made to residence. <br />Staff has asked the applicant to check on the existence of an <br />easement over the railroaO property to permit the off-street <br />parking. The railroad company advises there is *lone but would <br />agree to allowing the use of the right-of-way fo• an annual fee. <br />Ms. Lang asked about leasing of approximately 30' x 80' of <br />railroad property, she was advic-,d the fee would be between $200 <br />to $300 a year. <br />The County Highway department has met with staff out on the site <br />and approves the northern access designated on the staff sketch <br />plan (Exhibit D). The County representative has asked the <br />applicant to work with adjacent neighbor to the north to see if a <br />shared access is feasible. The neighbor to the north will be out <br />of town until the end of March but their children have advised <br />they see no problem since their access drive is so close to the <br />shared lot line. Staff will work with applicant in order to <br />expedite shared access suggestion - may result in reduction of <br />hardcover. <br />2.
