ORONO PLANNING COMMISSION <br />MINUTES FOR MARCH 15, 1999 <br />(#2444 Brian and Susan Schebler, continued) <br />Schebler stated a lot of hardcover has already been removed, with the deck being designed to <br />allow the water to seep into the ground. Schebler indicated he will continue to reduce hardcover on <br />this lot wherever possible. <br />Schroeder commented that niost of what Schebler has removed has not been counted in the. <br />hardcover figures .. <br />Mrs. Schebler stated they were told they could have a deck on the property. <br />Smith commented that it appears the Planning Commission is recommending that the deck be <br />removed. <br />Mrs. Schebler stated that they could perhaps remove the rock around the house. <br />Smith inquired whether this application should be tabled to see if additional hardcover can be <br />removed. <br />Schebler stated the driveway probably cannot be reduced. <br />Lindquist commented he has a problem with using gravel as a tradeoff. <br />Weinberger remarked there may be some confusion over the fact that there are other times when <br />garages and decks are granted, but there is nothing in the code that states that a garage or a <br />deck would be granted simply because a lakeshore property is without one. <br />Schebler remarked he would be willing to have this application tabled and meet with City Staff in <br />an effort to reduce hardcover.· · · · · <br />There were no public comments. <br />Schroeder moved, Smith seconded, to table Application #2444, 1354 Rest Point Circle, <br />to allow the Applicants time to reduce legitimate hardcover by a minimum of 900 square <br />feet. VOTE: Ayes 5, Nays O. <br />(#6) #2461 CHRIS PIERSON, ON BEHALF OF BRYSONS/JOHNSONS, 650, 660, 670, 680 <br />BID ISLAND, LOT LINE REARRANGEMENT, 8:03 p.m. -8:22 p.m. <br />Chris Pierson, on beha _lf of the Applicants, was present. <br />Weinberger stated the Applicant is requesting a lot line rearamgement and lot combination for lots <br />located at 650-660-670-680 Big Island. The lots are currently three separate seasonal residences <br />on four tax parcels that are to be combined into·two parcels. <br />The Applicants are proposing to combine Lots 3, 4 and one-half of Lot 5 to create one tax parcel <br />on Big Island, and the center lot would be split and added to the 650 lot. <br />Weinberger remarked the main issues to address would be the future of the existing cabin located <br />on Lot 5. Fire Code does not allow a structure to exist this close to the property line. There are <br />also exists some zoning code requirements which would require variances to be granted to allow <br />a residence to be located this close to a lot line, and a conditional use permit would be necessary <br />to allow a guest cabin.
