October 23, 1992 <br />City of Orono <br />Planning and Zoning Commission <br />City Council Members <br />Re: Big Island Proposal <br />David Carlson is making application proposing: <br />1. A lot line rearrangement. <br />2. A seasonal dwelling replacement. <br />3. Installation of a new septic system and drain field, <br />The property is referred to as 610 and 620, Big Island. (See <br />attached illustration.) <br />The property known as 620, Big Island is owned by David Carlson. <br />The property known as 610, Big Island is owned by Charles L. <br />Pegelow. Lot No. 18,Pleasant View at Lake Minnetonka, which is <br />adjacent to the Pegelow Property, is owned by Dr. George Adams. <br />David Carlson has a purchase agreement to purchase the Pegelow <br />property on a Contract for Deed contingent to the approval of <br />the ,subject proposal. <br />David Carlson is requesting approval to remove the existing <br />cabin on the property known as 620, Big Island and to build a <br />new cabin. Blue prints for the new cabin are attached. Land use <br />and zoning variance applications are being submitted. <br />A new septic system has been designed to meet all regulations <br />and will be shared by cabins on parcels 610 and 620, Big Island. <br />Two current outhouses will be eliminated. Details of the <br />installation as well as site evaluation and test reports are <br />attached. <br />A new well will be installed on the 620 parcel as illustrated on <br />the drawings. No well will be located within 75 feet of the <br />septic system. <br />On Pegelow's property (610, Big Island parcel), there is an <br />existing cabin that David Carlson will tear down and replace <br />with the now existing cabin on the 620, Big Island property, or <br />build a new cabin. Both cabins (on 610 and 620) will have frost <br />footings.
