Zoning File #1785 <br />November 13, 1992 <br />Page 4 <br />Staff has been advised that all three parcels have no <br />independent water supplies but are served from another property. <br />Lots 1 and 2 will be served by individual wells at the time of <br />new construction. <br />Recommendation <br />Any recommendation of approval must include the fol lowing <br />conditions: <br />1. Applicant to execute a covenant/easement providing for <br />the shared use of septic system and septic tanks <br />located on both properties. Such document should <br />include the location of the septic system and tanks <br />with special precaution to protect drainfield site <br />during construction with the need to stake the area <br />prior to any land alteration. Most important, the <br />cabins shall be limited to two bedroom level use. <br />Covenant/easement must be in a form suitable for filing <br />against the Chain of Title of the properties. <br />2. Applicant shall provide a removal date for the razing <br />of the exisitng cabin on Lot 2 as Section 10.31, Subd. <br />18 (E) will not allow a setback less than 10' from an <br />interior lot line. The current cabin is located <br />approximately 4'. <br />3. All new construction shall meet the setback <br />requirements for lakeshore properties and of the RS <br />district. <br />4. Applicant shall grant 5' drainage and utility easements <br />along all perimeter property lines and along the shared <br />lot lines and to be omitted at the shoreline. Note <br />City is not asking for 10' along perimeter lot lines <br />because of the substandard setback of seasonal cabin on <br />Lot 3 where lot 1 ine has not been a 1 tered.
