Mabusth, Building & Zoning Administrator <br />Date: November 13, 1992 <br />Subject: A. #1785 David Carlson, 600, 610 and 620 Big Island <br />Class II Preliminary Subdivision of a Lot Line <br />Rearrangement Involving the Creation of an Easement for <br />the Sharing of a Septic System -Public Hearing <br />Zoning District: RS <br />Pertinent Ordinances <br />1. Chapter 11/Class II Subdivision <br />A. Section 11.02 -Definition 66 (A) -Creation of a <br />private easement and lot line rearrangements involving <br />properties that do not meet the standard of the RS <br />district require subdivision review. Subdivisions of <br />this type are classified as Class II. <br />B. Section 10.31, Subd. 2 (A) -Seasonal dwelling. One <br />family detached dwellings used for seasonal <br />recreational use not to exceed 180 days in any one year <br />and not to be owner's principal residence for homestead <br />tax credit purposes. <br />600 Big Island per Record Lot inventory= .23 acres <br />Approved lot area variance= Resolution No. 1536 <br />610 Big Island per Record Lot inventory= .68 acres <br />No resolution of record approving lot area but area <br />variance has been officially recognized in record lot <br />inventory. <br />620 Big Island per Record Lot inventory= .97 acres <br />Approved lot area variance= Resolution No. 1998 <br />All of the above have been approved for seasonal <br />dwelling ~•Each of the Record Lots has a seasonal <br />dwelling. Lot area varainces have been granted in <br />ordinance. <br />C. Section 10.31, Subd. C (1) -Lot line rearrangements <br />between abutting RS properties that do not create an <br />additional building site will normally be approved. <br />D. Section 10.31, Subd. 7 -No existing lot of record <br />shall be reduced by any lot line rearrangement to less <br />than 50' in width measured at the shoreline and at the <br />building site.
