Carlson, 620 Big Island -Conditional Use <br />Permit/Variance -Resolution <br />Brief Review of Application <br />The applicant proposes construction of a 12' x 18' shed to be of the same design as the <br />existing cabin and would be installed on hand-poured footings allowing for the free-flow of <br />drainage beneath structure similar to the foundation design of the cabin. <br />The property is a peninsula. The majority of the building envelope is located within the <br />flood plain or flood fringe of Lake Minnetonka. The entire building envelope is located in the <br />front of the average lakeshore setback line created by the peninsula. The seasonal cabin was <br />located 90' in front of the average lakeshore setback line. The shed will be 20'. If the structure <br />was moved more to the north it would encroach within the protected drainfield easement area <br />and would not be able to meet the required 30' interior lot line setback. The higher elevations <br />to the north minimize any visual impact of the structure upon the adjacent owners. <br />The Watershed District has conceptually approved the proposed structure. <br />Planning Commission Recommendation <br />The Planning Commission recommended unanimous approval of the application as <br />proposed finding the property had obvious and unique hardships. The enclosed approval <br />resolution has been drafted per the Planning Commission recommendation. <br />COUNCIL ACTION REQUESTED <br />To adopt or amend the enclosed approval resolution.
