Box 66 <br />Crystal Bay, MN 55323 <br />Phone (952) 249-4600 Fax (952) 249-4616 <br />NOTICE <br />The Planning Commission will hold public hearings in the Orono Council Chambers at 2780 Kelley <br />Parkway on Monday, September 18, 2006, beginning at 6:00 p.m. on the matter of reviewing the <br />following land use applications: <br />#06-3211 <br />#06-3224 <br />#06-3225 <br />#06-3226 <br />#06-3228 <br />#06-3229 <br />#06-3230 <br />Ted Capra, 3534 Ivy Place, LR-1 C zoning district, requests a hardcover variance within <br />the 75' -250' zone to allow 31.7% hardcover where 25% is normally allowed in order to <br />build a new residence on the property. <br />Sharratt Design on behalf of Thomas & Rebecca Lowe, 3295 Carman Road, LR-l B <br />zoning district, requests the following in order to construct a new home: Lot area <br />variance to allow new construction on a property 0.43 acre in area where 1.0 acre is <br />normally required; and hardcover variances within the 0-75' zone for 2.28% where 0% <br />is normally allowed, and within the 75' -250 ' zone for 41.78% where 60.49% cunently <br />exists and 25% is normally a11owed. <br />David Carlson on behalfof 875 WBW, LLC., owner of875 Wayzata Boulevard, RR-lB <br />zoning district, requests rezoning of the property to RPUD Residential Planned Unit <br />Development, and requests RPUD site plan and preliminary plat approval for a 9-unit <br />residential development on this 10.4-acre site. <br />Edward and Nancy Kay Bierman, 505 Ferndale Road North, RR-lB zoning district, <br />request a side setback variance for the existing garage, which was inadvertently <br />constructed with a 21 foot setback when a 30 foot setback is required. <br />Rick and Kristine Sterling, 1300 Vine Place, LR-1B zoning district, request an average <br />lakeshore setback variance to construct an addition (to the street side of the house) that is <br />forward of the average lakeshore setback; a variance to construct a garage addition 25 <br />feet from the right of way of Vine Place when a 30 foot setback is required; a variance to <br />construct the garage addition 9 .1 feet from the side property line when a 10 foot setback <br />is required; and a hardcover variance to allow 31.9 % hardcover in the 75 to 250 foot <br />zone when 25% is permitted. <br />Timothy & Cherrie' Peterson, 560 Big Island , RS zoning district, request renewal of <br />variances granted in 2004 to allow construction of a seasonal cabin on an existing vacant <br />lot consisting of3.33 acres total lot area where approximately 1.1 acres of dry buildable <br />area exists and where 5 acres of dry buildable area is normally required. <br />Superior Design Landscapes Inc., on behalf of Bob & Laurie Emfield , 4203North Shore <br />Drive, LR-1B zoning district, requests after-the-fact conditional use permit approval <br />to conduct land alterations within 75 feet of the shoreline for a lake access stairway .
