Box 66 <br />Crystal Bay, MN 55323 <br />Dear Mr. Gaff ron : <br />RE: Proposed Plat - Knoll Manor <br />CSAH 6, Approximately 830 feet west of Tamarack Drive <br />Section 26, Township 118, Range 23 <br />Hennepin County Plat No.1474 <br />Review and Recommendations <br />Minnesota Statutes 505.02 and 505.03, Plats and Surveys, require County <br />review of proposed plats abutting Oounty roads. We reviewed the above plat <br />and make the following comments: <br />- For future improvements to this segment of CSAH 6, the developer should <br />dedicate any right of way necessary to make the right way a minimum of 50 <br />feet from the center of CSAH 6. <br />- The location of the proposed private street, Knoll Mancr Road, is <br />acceptable to Hennepin County. <br />- Based on discussions with the City of Orono staff, Tanglewood, an existing <br />private street, and Knoll Manor Rd. may be future public streets. If this <br />should occur, Hennepin County recommends the two streets access CSAH 6 via <br />a common intersection. Knoll Manor Read is the best location for the <br />intersection. We recommend that right of way provisions be made at this <br />time to accommodate this future possibility. <br />- Any new access onto a county road requires an ar -)roved Hennepin County <br />entrance permit before beginning any construction. See our Maintenance <br />Division for entrance permit applications. <br />- All proposed construction within County right of way requires an approved <br />utility permit prior to beginning construction. This- includes, but is not <br />limited to, drainage and utility construction, trail development, and <br />landscaping.
