Zoning File il627 <br />March 12, 1991 <br />Page 5 of 5 <br />d) Applicant to submit a planting schedule to provide <br />for vegetative screening of the remaining retaining <br />walls. Such schedule shall detail the type, location, <br />number and size of plantings. Upon approval by the <br />Planning Commission and Council, such planting schedule <br />shall be adhered to with completion of plantings within <br />12 months of completion of retaining wall <br />modifications. <br />2. Approval of a hardcover variance only for the retaining <br />walls and 4' walkway/stairway system (hardcover percentage <br />to be determined when revised proposal is <br />submitted/approved). <br />3. Recommend Council adoption of "automatic lot area <br />variance" resolution in conjunction with resolution of <br />after-the-fact variance application. <br />- <br />4. Applicant to obtain necessary after-the-fact building <br />permit prior to modification of the retaining walls and <br />stairway system. <br />5. Deck near the house shall be modified to eliminate all <br />portions encroaching into the 0-75' zone. <br />6. Recommend that Mr. Mccloud and the owner of Record Lot <br />16 jointly request (in writing) reopening of subdivision <br />application #889 at the City Council level to resolve the <br />issue of the strip of shoreline in front of Record Lot 16 <br />for which Mccloud is stil 1 fee owner and tax payer. <br />7. Table application pending receipt of revised plan for <br />walls and stairs/walkways and receipt of a planting <br />schedule. <br />The above recommendations constitute a partial <br />approval/partial denial of the requested variances. If Planning <br />Commission feels that special circumstances justify granting of <br />additional deck areas or walkway widths, please give applicant <br />specific direction as to those parameters.
