The purpose of this is to inform <br />you about the new zoning ordinance adopted last December, and to <br />record information about your property to ensure that your building <br />rights are protected to the fullest intent of the ordinance. <br />I apologize for the delay in getting this inforrnaiton to you. One <br />reason for the delay is that your property as identified by this <br />Record Lot is unusual in several respects. I want to be sure that <br />you understand what the ordinance says and what options you have <br />available. <br />'~he basic intent of the ordinance was to protect and preserve the <br />existing lots with cabins on them, and to allow creation of new <br />building sites only on lots of 5 acres or more in area. This <br />Record Lot totals 2.16 acres of dry land (plus 1.25 acres of wetland) <br />and has one cabin on it, so it has been defined as one building site <br />in the ordinance. <br />What makes your land unusual is the related ownership and use patterns <br />that tie together separate parcels owned by three persons: <br />1. The cabin is located on inland property listed to <br />Mrs. H. R. Nelson. This could be a separate record <br />lot except that access from the lake to the cabin <br />runs thru the Arneson lots. <br />2. The vacant hillside listed to Victoria Arneson totals <br />about 0.65 acre, which in itself is small to be con- <br />sidered an additional building site. But this is the <br />ideal spot to put up a new cabin to replace the old <br />one on the back lot.
