TO: Mayor Peterson and City Council
Ron Moorse, City Administrator
FROM: Michael P. Gaffron, Asst. Planning & Zoning Adm.
DATE: February 5, 1992
SUBJECT: #1661, Samuel Mccloud/Big Island Properties/
Harold E. Farnes and Patty H. Farnes -Big Island Record
Lots 16 and 22 -Subdivision of Lot Line Rearrangement -
Final Approval
Zoning District: RS, Recreational Seasonal
Application -Request for City approval for subdivision to split off
lakeshore parcel for recombination with adjacent record lot.
List of Exhibits:
Exhibit A -Resolution
Exhibit B -Survey & Letter from McCloud's Attorney 1/28/92
Exhibit C -Notice of Planning Commission Action 7/15/91
Exhibit D -Memo and Selected Exhibits of 7/9/91
Discussion:
Please review the July 9th memo. Briefly, this
subdivision/combination request results in the attachment of adjacent
lakeshore parcels to the correct Big Island Record lots to conform
with a 1970 torrens action which had never been formally approved by
the City nor recognized by the Hennepin County Tax Office.
The subdivision merely splits a long narrow lakeshore strip into
two parcels, and requires combination of these lakeshore parcels with
the adjacent inland lots. Upon completion of the combinations, the
property owners will be granted the "Automatic Lot Area Variance" that
has been held in abeyance since the 1985 review of this request (at
that time, different property owners were involved, one of whom for
various reasons did not agree with the combination requirement). The
current property owners have all signed the survey, indicating they
all agree to the lot line rearrangement.
Planning Commission Recommendation:
At their July 15, 1991 meeting, Planning Commission voted 7-0 for
approval of the division/combination (lot line rearrangement) subject
to the following conditions:
