Box 66 <br />Crysta I Bay, MN 55323-0066 <br />The City has been reviewing the files for properties on Big Island to ensure they are all in order. Your 460 <br />Big Island property was especially challenging. In 1983 the City rezoned Big Island to require a five acre <br />minimum for new lots. The ordinance also included a list of "record lots" that were smaller than five acres <br />but would be granted permanent lot area variances if the owner agreed to combine them into one tax parcel <br />so they could not be sold separately. Forms were to be sent to all these prope1iy owners, but I can't find <br />any of the paperwork that was sent to the owner of the original 460 parcels. <br />I've enclosed a variance application form and a return envelope. There is no application fee. I've filled in <br />some of the information. There is one tax parcel that I did not include -23-117-23-32-0001. You are <br />listed as the taxpayer but Harold E. Farnes is listed as the owner. All prope1iy in a tax parcel must be <br />owned by the same person(s). If you are the owner of this parcel please add it to the list and contact <br />Hennepin County Property Records and Taxation to correct their information. I've included a map to show <br />the location of this and the other parcels. <br />We found several unprocessed variance applications in the files for other properties. They will be <br />considered by the Planning Commission on February 16. I've taken the liberty of including your property <br />on this list but for the Commission to make a recommendation regarding your property I need to receive the <br />forms by that date. If you do not wish to pursue this please or have other questions please contact me by <br />phone, email or mail. <br />At the same time as you received this letter you also received one for Fred A. Bruntjen. It also concerns his <br />Big Island property. The address the County has for him is homesteaded by another, so it seems to be out <br />of date. Mike Gaffron thought you would know how to reach Fred. We would appreciate your getting the <br />letter to him.
