Attached as"Exhibit A"; and � <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462358 et.seq.and the City of Orono's zoning,platting and on-site septic codes,the Orono <br /> Planning Commission held a public hearing on June 19,2000,at which time all persons desiring to <br /> . be heard concerning this application were given the opportunity to speak thereon; and <br /> WHEREAS,at their regular meeting held on July 10,2000,the Orono City Council <br /> , considered the subdivision application of Robert Pieper noting the following findings of fact: <br /> 1. The properly is located within the LR-1C Single Family Lakeshore Residential <br /> Zoning District requiring a minimum of 0.5.acre of dry contiguous buildable land <br /> within each newly created lot. <br /> 2. The property contains approximately 1.3 acres, of which 0.27 acres would be <br /> dedicated on the final plat as public right-of-way. <br /> 3. The proposed plat contains two lots each meeting or exceeding the minimum lot area <br /> . requirements for newly created lots in the LR-1C zoning district. <br /> 4. Lot 1 meets the minimum required width at the structure setback, 170'where 100' is <br /> required. Lot 2 has 188.57'of frontage along County Road 19 where 100'is required. <br /> 5. Several cabins exist on the property as individual rental units. They have existed as <br /> a non-conforming use.
