T <br /> /-• <br /> � O� <br /> � O O <br /> ��e. - CITY of URONO <br /> � � <br /> �� G'� RESOLUTION OF THE CITY COUNCiL . <br /> ��SI��g'� NO. �. �� � �'' _ <br /> A RESOLUTION GRANTING PRELIMINARY <br /> APPItOVAY.,FOR A TWO LOT SUBDIVISION <br /> OF PROPERTY LOCATED AT <br /> 2240 FOX STREET <br /> PID 03-117-23-32-0009 <br /> FILE NO.2594 . <br /> WHEREAS,James R.Johnson,(hereinafter"the subdivider")on May 17,2000,filed <br /> an application with the City of Orono (hereinafter "the City") requesting subdivision of property <br /> located at 2240 Fox Street within the City of Orono and legally described as follows: <br /> Lot 4,Block l,BILL KELLEY'S LAND,Hennepin County,Minnesota(h�reinafter <br /> "the property"); and <br /> • WHEREAS, after due published notice and mailed notice in accordance with <br /> Minnesota Statutes and the City of Orono Zoning and Subdivision Codes, the Orono Planning <br /> Commission held a public heazing on June 19,2000,at which time all persons desiring to be heard <br /> concerning this application were given the opportunity to speak thereon. <br /> WHEREAS, at their regular meeting held on November 13, 2000 the Orono City <br /> Council considered the subdivision application of the subdivider noting the following findings of <br /> fact: • <br /> FINDINGS <br /> 1. The property is located within the RR-1B Single Family Rural Residential Zoning <br /> District requiring a minimum of 2 acres of contiguous dry buildable land within each <br /> newly created lot. <br /> 2. The property contains a total of 8.1 acres of land. <br /> 3. Lots 1 and 2 each meet the minimum size requirements for lots in the RR-1 B zoning <br /> district. Lot 1 meets the 3-acre minimum area requirement�or a back lot per zoning <br /> code Section 11.31 Subd. 5. <br /> � Page 1 of 5 <br />
