A RESOLUTION GRANTING PRELIMINARY <br /> APPROVAL OT A CLASS III SUBDIVISION <br /> FOR PitOPERTY LOCATED AT 1181 WILDHURST TRAIL <br /> -FILE NO. 2596 <br /> WHEREAS,Brenshell Homes(hereinafter the"subdivider")on May 17,2000,filed <br /> a formal subdivision application with the City for approval of a residential plat of property legally <br /> described as: <br /> Lot 2, Block 1, Heathercroft, Hennepin County, Minnesota <br /> (hereinafter "the property"); and <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> � Statutes 462.358 et. seq. and the City of Orono's Zoning and Subdivision Codes, the Orono <br /> Planning Commission held public hearings on June 19, 2000 and August 21, 2000 at which <br /> time all persons desiring to be heard concerning this application were given the opportunity to <br /> speak thereon; and • <br /> � WHEREAS, at their regulax meetings held on September 11, 2000 and <br /> September 25, 2000, the Orono City Council considered the subdivision application of tlie <br /> subdivider noting the following findings of fact: , � <br /> 1. The properiy is located within the LR-1B Single Family Lakeshore Residential <br /> Zoning District requiring a minimum of one acre of contiguous dry buildable <br /> land within each newly created lot. <br /> 2. The property contains a total of approximately 7 acres of land. <br /> 3. The proposed plat consists of five residential lots each meeting the minimum lot <br /> standard requirements of the LR-1B, Single Family Lakeshore Residential Zoning <br /> District, except as follows: <br /> � Lots 2 and 3 front on the proposed cul-de-sac and do not meet the . <br /> defined minimum 140' lot width requirement as measured at the rear line of the <br /> � Page 1 of 9 <br />
