The Planning Commission made the following findings of fact: <br /> � A. The location of the residence is 678'from the street toward the rear of the 12- <br /> acre property,making it impossible to place an accessory structure within the <br /> front 7 acres without a variance. <br /> B. The proposed location requires significantly less additional driveway <br /> construction than conforming locations north of the residence. <br /> C. The height of the proposed building will be significantly lower than the <br /> � height of the existing house and will be screened from the road by proposed <br /> . vegetation, therefore the visual intrusion of accessory structure will be <br /> minimized. <br /> � D. The proposed structure will be located more than 40' from the side lot line, <br /> � and approximately 200'from the front lot line,reducing its potential impact <br /> on neighboring properties. Further the proposed location is more than 200' <br /> from the nearest existing or potential neighboring residence, reducing its <br /> visual impact. ' <br /> ' S. The City Council finds that the conditions existing on this property are peculiar to <br /> it and do not apply generally to other property in this zoning district; that granting <br /> the variance will not adversely affect traffic conditions, light, air, nor pose a fire <br /> hazard or other danger to neighboring properry; would not merely serve as a <br /> convenience to the applicants,but is necessary to alleviate a demonstrable hardship <br /> � or di�culty; is necessary to preserve a substantial property right of the applicants; <br /> � and would be in keeping with the spirit and intent of the Zoning Code and � <br /> Comprehensive Plan of the City.. <br /> � 6. The City Council has considered this application including the findings and <br /> recomtnendations of the Planning Commission,reports by City Staff, comments by <br /> the applicants and the effect of the proposed variance on the health, safety and <br /> welfare of the community. <br /> i � Page 2 of 5 . <br />
