Fox Hills Cover Letter <br />Price Homes submits this cover letter in support of our request to subdivide the existing 8-acre <br />property located at 2420 Fox Street into two parcels. The intent of this proposed division is to <br />create two conforming residential lots that maintain the rural and natural character of the Fox st <br />area , consistent with the City of Orono’s comprehensive plan and zoning requirements. <br />The proposed lot split allows for more efficient and responsible use of the property while <br />preserving its visual and environmental integrity. Each resulting parcel exceeds the city’s <br />minimum lot area and frontage requirements and is designed to fit harmoniously within the <br />existing neighborhood fabric. Both parcels will continue to be used for low-density, single- <br />family residential purposes, consistent with surrounding properties.The proposed parcel <br />configuration respects natural topography, existing trees, and drainage patterns. The design <br />maintains ample open space between structures and ensures privacy and visual buffers in line <br />with Orono’s rural residential setting. <br />Comprehensive grading, drainage, and stormwater management plans have been prepared by <br />Bogart, Pederson & Associates, Inc., including an SWPPP (Storm Water Pollution Prevention <br />Plan) that demonstrates compliance with Minnesota Pollution Control Agency standards. These <br />measures ensure that all development activities will control runoff, minimize erosion, and protect <br />the on-site wetland and surrounding watershed areas.Both proposed parcels will be accessed <br />from Fox Street using a safe, shared-access approach consistent with City standards. Septic <br />system locations have been evaluated for suitability and placement to ensure long-term function <br />and environmental safety. All construction and site improvements will comply with applicable <br />City and County engineering and utility requirements.The intent is not to increase density <br />beyond what the City’s zoning and comprehensive plan allow, but rather to create two well- <br />proportioned residential sites that contribute to Orono’s tradition of high-quality, low-impact <br />housing. <br />We believe this proposal represents a balanced approach — preserving the site’s natural features <br />while allowing for thoughtful residential use.
