The City finds that, with suitable landscaping as <br />proposed by the City Engineer, the architectural design of <br />the lift station and control panel structures is compatible <br />to the neighborhood and is a necessary structure to the <br />proper functioning of the Crystal Bay Sewer System and <br />therefore will promote the general welfare. <br />10. The City Council finds that the design of the lift <br />station is such that granting the variance for the lift <br />station will not adversely affect traffic conditions, light, <br />air, nor pose a fire hazard or other danger to neighboring <br />properties. <br />11. The City Council finds that the conditions existing on <br />this property in this situation are peculiar to it and do <br />not apply generally to other property in this zoning <br />district; that granting the variance would not merely serve <br />as a convenience to the applicant, but is necessary to <br />alleviate a demonstratable hardship or difficulty; is <br />necessary to meet the applicant's responsibility to the <br />residents of the City of Orono; and would be in keeping with <br />the spirit and intent of the Zoning Code ai 3 Comprehensive <br />Plan of the City. <br />12. The City Council finds that granting an after -the -fact <br />conditional use permit to allow the construction of the lift <br />station will not be detrimental to the health, safety or <br />general welfare of the public, would not adversely affect <br />light, air nor pose a fire hazard or other danger to <br />neighboring properties, nor will it depreciate surrounding <br />property values and that the proposed level of use of the <br />property will be in keeping with the intent and objectives <br />of the Zoning Code and Comprehensive Plan of the City. <br />Page 3 of 4 <br />
