The lift station, as it exists now, does not meet the <br />required 50' setback from adjacent residential lots. The lift station <br />as it originally was proposed to the area residents was to be located <br />on the south side of Spates Pvenue. The location was changed to the <br />north side after the sewer project was commenced, without any public <br />hearing. <br />The Zoning Staff has searched zoning files back at least 15 <br />years, and finds no evidence that formal conditional use permit <br />applications have ever been filed for lift stations in residential <br />areas for sewer projects during that time. The zoning staff feels <br />that, given the sensitivity of the T•R-districts and the proximity to <br />lakeshore, and given that lift stations are not generally considered <br />as an aesthetically attractive addition to a neighborhood, it seems <br />appropriate to hold a special review for placement of lift stations, <br />especially when they do not meet the minimum siting criteria the City <br />has established for such structures. <br />Zoning staff feels, however, that the appropriate time for such a <br />special conditional use permit review and hearing is during the sewer <br />project hearing process and should be formally incorporated as a part <br />of that process in all future projects. <br />2) Regarding the Existinq Location of the Lift Station <br />Propery owner, Dan Crear, of 1980 Spates Avenue has objected to <br />the lift station being 15' from his property line and 40' from his <br />house, noting that it limits his lake views. <br />
