City of Orono <br />Orono, MN <br />October 17, 1986 <br />PHASE B - FEASIBILITY DEPORT ON EXPA ING EXISTING FACILITIES <br />This report would cons of two par':s: <br />PHASE B.1 - CODE AND STRUCTURAI, ANALYSIS OF EXISTING BUILDINGS <br />In this part of the project, we would address ourselves to the condition <br />of the existing buildings. Building code compliance uld be our first <br />concern. The major issues would be: <br />1. Fire exiting. <br />2. Fire-resistant construction (where required). <br />3. Alarm systems. <br />4. Handi-capped accessibility. <br />5. Energy codr compliance. <br />6. Ventilation (especially in garage spaces). <br />7. Detailed requirements for the various occupancies. <br />A structural analysis would also be performed. It would examine the con- <br />dition and designed strength of all major components. Tl? existing build- <br />ings are largely wood and thus are especially vulnerable to problems from <br />age, moisture, etc. It is also not unusual to find existing buildings <br />whose structural systems do not meet current. codes. Deficiencies must be <br />identified early in the design process so that the cost of their remedies <br />can be included in feasibility analyses. <br />Our fee for this phase of the work would be $3,600.00. We would draft <br />diagrammatic as -built drawings as part of this work. <br />(NOTE: Based on a brief field trip to your facilities, we feel certain <br />that they have serious problems with code compliance. These problems seem <br />obvious to us without detailed study. We will be more than happy t- per- <br />form this study. However, you should be aware that many conclusion!, can <br />be drawn witho . 3 detailed analysis.) <br />PHASE B.2 - ADAPTATION ANO RE -USE, <br />This report would take t:he Project Program developed in Phase A and apply <br />it to the existing city 1uildings. The object *s to see what, if any, <br />city buildings could be incorporated into the building program. Our re- <br />port would define how much remodeling of existing buildings and how much <br />new construction would be needed to accommodate the Project Program on <br />this site. We dould include approximate cost estimates based on square - <br />footage costs. Diagrammatic sketches would graphically illustrate report <br />conclusions. <br />Our Dr this phase of the wcrk would he $1,800.00. <br />PHASE - NEW PUBLIC WORKS BUILM.N'G uN ullf POND SITE <br />This report would examine th3 feasibility of building a new Public Works <br />Building on the land the city owns next to the settling pond.
