FILE NO. 2645 � WHEREAS, the City of Orono is a municipal corporation organized and existing under the laws of the State of Minnesota; and WHEREAS, Brenshell Homes (hereinafter the "subdivider") has applied for final � subdivision of Lot 2, Block 1,Heathercroft,Hennepin County,Minnesota,to Lots 1 - 5, Outlots A and B, Wildhurst Woods (hereinafter "the properly"); and WHEREAS, the City Council of the City of Orono has adopted subdivision regulations for the orderly, economic and safe development of land within the City; and WHEREAS,the City Council has considered the application for a subdivision o�a • S lot plat by Brenshell Homes:(hereinafter"the subdivider"); and WHEREAS,the subdivision has been found to meet the density requirements of the LR-1B zoning district; and � WHEREAS,the Environmental Quality Board(EQB)has officially notified the city of a petition by a group of citizens requesting the completion of an Environmental Assessment Worksheet(EAV� for the project; and WHEREAS, under EQB guidelines, the City of Orono is designated as the governmental unit to determine whether an EAW is required; and WHEREAS,the Council at its regularly scheduled meeting of December 11, 2000 reviewed the EAW request and concluded that the proposed development by Brenshell Homes has � , no potential significant environmental effects and denied the Citizen Petition for preparation of an EAW, as documented in Resolution No. 4578; and WHEREAS,the subdivider has agreed to complete all requirements of the platting regulations of the City, including: 1. Completion of requirements of Resolution No. 4529, the resolution granting preliminary plat approval. • 2. Dedication on the lat of standard perimeter drainage and utility easements. P
