Zoning File #1066 <br />September 11, 1986 <br />Page 2 of 2 <br />The neighbor to the north, Eileen Oleen, expressed a concern <br />about the drainage onto her property from the existing garage. <br />In fa ;t, the Oleen property is, in its entirety, downhill from <br />the Carson property, hence the natural drainage pattern is onto <br />Oleen's property. It would be nearly impossible for Carson to <br />divert drainage away from Oleen. Staff would suggest that <br />perhaps the best thing we can do from a drainage standpoint is to <br />not allow excessive increases of hardcover on the property. <br />Staff Recommendation - <br />Staff would recommend approval of side setbacks and hardcover <br />variances, based on a finding that the proposed additions will be <br />no closer to the side lot line than the existing house, finding <br />,,.o �-ignificant detriment to air, sunlight or open space, and <br />iJ'-,• ng no net increase in hardcover conditioned on p-astic <br />:1ayment being removed from the existing rock beds. An <br />u_.uitional hardship is that t1ii,; is a substandard lot created <br />prior to current zoning standarcis. <br />
