Gaffron,
Assistant Planning & Zoning Administrator
Date: September 10, 1986
Subject: #1068 Dr. Glen Nelson, 500 Tonkawa Road -
Variance - Public Hearing
Zoning District - LR-lB, 1-acre sewered
Application - Variance to allow guest apartment within principal
structure.
Lot Area - 3.66 Acres
List of Exhibits
Exhibit A - Application
Exhibit B - Plat Map
Exhibit C - Property Owners List
Exhibit D - Survey/Site Plan
Exhibit E - Structure Layout
Pertinent Facts:
- Current structural additions meet all setback requirements.
- Well is going to be moved to accommodate addition.
Northwesterly wing is to contain kitchen/bath/living
room/bedroom - connected to main house only through garage,
►ias its own separate outside entrance - proposed only for
guest apartment use, no rental use intended - proposed to do
double duty as a "staging" area for catered affairs, etc.
Permits have been issued for proposed additions, except
kitchen installation pending this application.
Discussion:
The Nelsons are requesting a variance to allow a second
dwelling unit to be constructed onto their existing home. The
intent is to provide a relatively private area for their guests,
as well as create a "staging" area for entertaining. The adition
could also be used as a caretaker apartment. It is clearly a
separate unit as one must traverse the garage before entering the
main house.
