Gaffron, Asst Planning & Zoning Administrator <br />Da.:e: February 8, 1988 (The 78th Aniversary of the Founding of the Boy <br />Scouts) <br />Subject: #1247 Robert Po --humus, Big Island Record Lot 40 <br />This application results from the applicant's attempt to creat+r an <br />acceptable site plan for a property on Big Island. He h.-% the appropriate <br />survey with topography and septic testing comple,A by Adva,sce Engineering. <br />They proposed a house location and septic system design which, taken <br />together, were not feasible in staff's opinion. After having reviewed the <br />septic design with Dr. Machmeier at the University Extension Service, it <br />was determined that the initially proposed design was not suitable. After <br />meeting with the applicant and his engineer, I put together a potentially <br />feasible site plan with appropriately designed mound systems and a cabin <br />location requiring a side setback variance. On Big Island, because this <br />lot exceeds 100' in width, the required side setback is 30' However, you <br />will recall that on any lot on Big Island less than 100' in width, only a <br />10' mid-- setback is required. Applicant is requesting to use a 10' side <br />setback which I would not have a problem with. The other variance and <br />conditional use permit applied for is to locate a well 50' from the Lake- <br />shore instead of the required 75'. The variance is to allow structure and <br />excavation work in the 0-75' zone, the conditional use permit is required <br />for the grading work in the 0-75' zone. <br />Please refer to my letter to Robert Posthumus dated January 19, 1988, <br />with the attached diagram showing the proposal and feel free to discuss <br />with me any questions you might have regarding that application. <br />
