VOTE: Ayes 3, Nays 0. <br />10. #14-3658 SUN CREST BUILDERS -WAUSAU HOMES ON BEHALF OF JOHN AND <br />ALTCE REINMANN, 440 BIG ISLAND -VARIANCES AND CONDITIONAL USE <br />PERMIT -RESOLUTION NO. 6383 <br />Curtis stated in August of 2013 , the subject property was involved in a lot line rearrangement to combine <br />three nonconforming Big Island Record Lots into two Record Lots. The property currently contains a 700 <br />square foot seasonal cabin. The property owner would like to construct a new 2,400 square foot seasonal <br />cabin and maintain the use of the existing 700 square foot cabin as a guest cabin. Guest cabins are a <br />permitted accessory use , but a guest cabin which exceeds 600 square feet requires a conditional use <br />permit . <br />Curtis noted in 1987 , permanent lot area and width variances were granted for a number of the non- <br />conforming lots on Big Island. The subject property has Record Lot status and the property can be used <br />for a one-family seasonal recreational use without a structure ; i.e ., a dock, or one new seasonal dwelling <br />may be built, or an existing seasonal dwelling may be used, improved, expanded or replaced . Because the <br />property owner wishes to maintain use of the existing .cabin as a guest cabin, a lot area variance is <br />required in order to construct the new cabin since it is expanding the use. <br />Page 9 of 30
