Box 66 <br />Crystal Bay , MN 55323 <br />Phone (952) 249-4600 Fax (952) 249-4616 <br />NOTICE <br />The Planning Commission will hold public hearings in the Orono Council Chambers at 2780 Kelley <br />Parkway on Monday, November 16, 2009, beginning at 6:30 p.m. on the matter of reviewing the <br />following land use applications: <br />09-3418 Dennis Batty on behalf of Brook Investment Group LLC , 3421 to 3435 Shoreline Drive, B-1 <br />zon ing district , requests commercial site plan approval to enlarge the existing commercial <br />building with additions to each end . The proposal includes structural coverage , hardcover, <br />parking lot setback and building setback variances as well as a variance to the number of <br />required parking spaces . <br />09-3428 Michael & Marilyn Huthwaite , 3382 Bayside Road , LR-1A zoning district, request the <br />following variances in order to build a new single family residence on the property: lot area , <br />lot width, 75 ' creek setback, hardcover variance to allow 11.2% hardcover within the 0-75 ' <br />zone where 11.4% hardcover currently exists and 0% is allowed and to allow 33 .6% <br />hardcover within the 75'-250' zone where 11 .1 % exists and 25% is normally allowed , and a <br />conditional use permit for grading within 75 ' of the creek in order to stabilize the creek bank . <br />09-3433 Richard Hanson , 340 Big Island, RS zoning district, requests vacation of a portion of Meta <br />Comet Avenue as well as a record lot area variance to confirm the use of permitted uses for <br />the property. <br />09-3435 Loren & Stacey Schoenzeit, 4480 Forest Lake Landing , LR-1 B zoning district, request the <br />following variances in order to build a new single family residence on the property: lot area <br />and lot width variances to rebuild on a lot 14 ,586 s .f . in area and 57' in width at the OHWL <br />and 46 ' in width at the 75 ' setback; a hardcover variance within the 250 '-500 ' zone to allow <br />62.5% where 30% is normally allowed and 62 .9% currently exists; street and side yard <br />setback variances are also requested as part of this appl ication . <br />All persons wishing to be heard are encouraged to attend this meeting. This is not a final agenda and <br />is subject to change prior to the hearing . Written comments are accepted and should be submitted to <br />the City of Orono by November 10, 2009 if possible . Interested persons may review the application at <br />City offices .
