Box 66 <br />Crystal Bay, MN 55323-0066 <br />The City has been reviewing the files for properties on Big Island to ensure they are all in order. I am <br />embarrassed to tell you that we found some paperwork in the file for your property at 340 Big Island <br />that should have been taken care of in 1986 and was not. <br />In 1983 the City rezoned Big Island to require a five acre minimum for new lots. The ordinance also <br />included a list of "record lots" that were smaller than five acres but would be granted permanent lot <br />area variances if the owner agreed to combine them into one tax parcel so they could not be sold <br />separately. 340 was one of these record lots. In 1986 George Hanson, the owner of 340, signed and <br />submitted the necessary forms. (See enclosed copies.) But they were never processed. We will do so <br />now, but we need you to sign a new form to combine the three tax parcels into one. I've enclosed the <br />form and a map to show you where the parcels are. Once you return the form Council will act on the <br />variance, the resolution will be recorded, and we will send you a copy. <br />I also found that the resolution vacating Massasoit Avenue (which runs parallel to the lake) was never <br />recorded. We have sent it for recording.
