PC Memo & Draft Minutes ofFebrnary 16, 2010 <br />Application Summary <br />Lot area variances are requested for five Big Island properties. <br />Background <br />In 1983 the minimum lot size on Big Island was increased from two acres to five acres. As paii of the <br />process Record Lots were established based on ownership and use. Lots less than five acres in size <br />were designated buildable or unbuildable. To maintain the buildable status prope1iy owners were <br />offered the opportunity to apply for a lot area variance. About a year ago Staff began to review the <br />files on Big Island prope1iies as the first step toward updating the Seasonal Recreational zoning <br />district regulations. Five unprocessed applications for the lot area variance were found . One, for 340, <br />was approved in January in conjunction with the vacation ofMassassoit Avenue. Mr. Bruntjen <br />applied after he was informed of the elgibility of his combined properties. <br />Planning Commission Recommendation <br />On Febrnary 16, 2010, Planning Commission voted 5 to Oto recommend approval of the variances. <br />Planning Staff Recommendation <br />Approval of the variances per the attached Resolutions.
