Geotechnical filter fabric civered with rock mulch must be <br />installed under deck areas D, E i H. <br />2. Erosion control must be employed at the time the lakeshore <br />retaining walls are installed. <br />*Staff has not included upper deck H as harucover since deck F was not <br />approved and a pervious surface exists below on grade. <br />Alternative B <br />1. Reconstruct deck E (see exhibit I slashed lines) providing minimum <br />of 10 feet of deck along east side of pool for safety concern reducing <br />hardcover from deck E to 385 s.f. <br />2. Alter proposed deck F along slashed line (10 feet reduction) <br />allowing now for increa:.- in hardcover from deck F within protected <br />area of 338 s.f. <br />3. Allow upper deck areas C 6 H to be constructed as proposed with an <br />increase in hardcover within protected area for a total of 72 s.f. - <br />portion of G deck that extends beyond lower F deck within protected <br />area. <br />Total hardcover within 75' protected area of 795 s.f. or 11%. Same <br />Conditions apply as in alternative A. <br />Staff would add the following supportive findings or hardships to the <br />applicant's planner's findings noted on pages 2 s 3 of this memo: <br />1. Location of 75 feet setback line in relation to rear of house. <br />2. Visual impact of structure within 75' setback area is decreased <br />because property is located on a lagoon and not visible from main <br />lake. <br />Staff Addend:u - <br />A hardcover variance increase within the 75-250' setback area of 3% must <br />also be granted (total proposed 3583 s.f. or 28%). <br />Please note a side setback variance has not been addressed by at : because <br />it is their opinion that a side setback variance is not required per <br />Section 10.03 Subd. 15(C): <br />C. Fences which do not exceed 3-1/2 feet in height, fences not over <br />six feet in height along the street let line of lake frontage lots <br />which front on a major thoroughfare, if fill is required, the total <br />combined height of both fence and fill shall not exceed 6 feet above <br />the height of the crown of the road, terraces, steps, uncovered <br />porches, stoops or similar structures, which do not extend above the <br />height of the ground floor level of the principal building and extend <br />to a distace of not less than two feet from any lot line. <br />
