Mabusth, Zoning Administrator <br />Date: July 24, 1986 <br />Subject: Issuance of Building Permits for Special Signs Within <br />A Residential District <br />Pertinent Ordinances: <br />10.61 F - Traffic Interference - Signs cannot interfer with <br />function of traffic sign or signal <br />10.61, Subdivision 2 (B) - Ill- _nation - Special lighting for <br />features on non-residential buildings <br />10.6 1, Subdivision 2 (C) - Sigr.s in excess of � sq. ft. must be <br />setback 5 feet from lot lines and no higher than eight feet <br />in height <br />A - Luce Line Ridge Sign <br />Signs that identify subdivisions are usually approved at the <br />time of final subdivision approval. The Luce Line development <br />has been sold to Randy Asplund. Mr. Asplund would like to <br />install one sign on the east side of the entrance road - <br />specifically to the rear of the flower bed between the trees and <br />flower bed. The sign is approximately 10 to 15 feet off Luce <br />Line Ridge right-of-way and 15+ feet off r--)unty road right-of- <br />way. Per Section 10.61, Subdivision 2 (C) 5 feet is required. <br />The sign is 619" in height and 12 feet i:. idth - approximate <br />area 75 s.f. Per Section 10.61, Subdivision 2 (C), the sign <br />cannot exceed 8 feet in height - the sign is proposed at 6'9". <br />Staff can confirm that the proposed location of the sign <br />creates no sighting hazards or interference with stop sign use. <br />Staff seeks permission from Council to issue a building <br />permit for the Luce Line Ridge Development because there is no <br />clear direction in the code regarding area limits or standards <br />for special signs in residential districts. <br />B - Grace Baptist. Church <br />The church wishes to replace existing sign with an 11'7" x <br />22' sign. The sign is approximately 5 feet off county road <br />right-of-way. The area of the sign is approximately 161 s.f. <br />The height of 22 feet excepdq allowed height of 8 feet. The <br />current sign is 10 to 12 feet high and approximately 5 feet in <br />width. <br />
