Brow-- Road - <br />Variance - Public Hearing <br />Zoning District - RR-lB <br />Application - Front yard setback variance to construct a 2 story <br />addition and attached garage. <br />List of Exhibits <br />A - Application <br />B - Plat Map <br />C - Property Owners list <br />D - Survey <br />E - Construction Plans <br />Pertinent Facts - <br />Prior <br />Required Existing Proposed <br />Front Yard Setback 50' 37.2' 37.2' <br />(replacing old front porch with 2-story addition; new den <br />and garage will both keep 37.2' setback but are considered <br />new structural encroachment into front setback zone) <br />Discussion - <br />Applicant removed his screen porch to replace it with a 2-story <br />addition. However, because the proposed den (an afterthought) <br />requires a variance because it is new structure in front setback <br />zone, applicant also is requesting at this time approval for a <br />n,i attached garage on the north side of house. Note that <br />applicant putin a new septic system about a year ago and is <br />relocating his driveway further north to a safer location, with <br />the City's and County's blessing. <br />There is sut.stantial vegetation screening along the front lot <br />line. The Proposed 37.2' setback for all the additions conforms <br />to the 37.2' setback of the porch that was removed. <br />The additions will have 1:o effect on the existing septic system <br />nor will they encroach on any future drainfield sites. There ;s <br />a potential that the garage might be moved further to the rear a <br />few feet depending on the exact location of the wetland boundary. <br />
