Scott Prochnow, 3440 North Shore Drive - <br />Variance - Resolution <br />List of Exhibits <br />Exhibit A - Planning Commission Minutes 6/16/86 <br />Exhibit B - Revised Survey With All Hardcover Shown <br />Exhibit C - Revised Hardcover Analysis <br />Exhibit D - Memo and Exhibits of 6/12/86 <br />The applicant requests an average lakeshore setback variance <br />to create an enclosed 3-season porch on his existing deck. <br />Neither neighbor objects to the proposal. No lake views will be <br />compromised. <br />Please review the hardcover analysis (Exhibit C). Planning <br />Commission requested that applicant be advised of exactly the <br />size new deck he could create adjacent to the screen porch <br />(toward the west) and still meet the 25% hardcover limit, since <br />Planning Commission felt a deck request would be inevitable, an <br />84 s.f. deck could be constructed. <br />Planning Commission recommended approval (7-0) finding that: <br />1. No substantial existing lake views will be encroached <br />upon. <br />2. Existing house and proposed porch will be setback <br />approximately 168' from the actual Lakeshore. <br />3. The addition dons not require a hardcover variance. <br />and recommended that a future deck be allowed to extend :io closer <br />to the lake than the front line of the proposed porch and still. <br />maintain the 25% hardcover limit. <br />Staff recommends approval per the Planning Commission <br />conditions and findings per the attached resolution. <br />
