April 29, 1986 <br />Planning Commission <br />City of Orono <br />Due to the high estimated cost of a full survey (to $850), I would lAke to <br />appeal to the Commission to relax somewhat the requirements involved '.n seeking <br />a particular variance. <br />Our house sets back 77► from high lake level. The 0-75' area is 150' wide, and <br />currently has 0% hardcover. The house was built around 1941 and may or may not <br />have had walks, patios, etc. in the past (we tore out some aging flagstone <br />once). The area is well -screened by spruce and :other trees on both east and <br />west property lines. <br />The two egresses to the lakeside, kitchen (new) and dining room (original), <br />currently step out onto grass. There is marginal opportunity to use the <br />lakeside due to either wet grass, mosquitoes, or bees, or all of these. And <br />there is a great deal of tracking into the house from the lakeside. <br />We would like to add a three -season (unheated) porch and patio covering <br />approximately 5% of the 0-75% area. The neighbors on either side (lots 10 and <br />12) have no objections. <br />T"e current hardcover and proposed hardcover are approximately as follows: <br />current <br />0-75' 0% <br />75-250 26% <br />250-315 5% <br />propose <br />5% <br />26% { about 20% <br />5% t of 75'-315' area <br />Encicsed is a section of a plat, plus a sketch of the property showing existing <br />hardcover and variance desired. Dimensions are from existing iron corners NE, <br />SE, and SW, and existing iron stakes along east property line. Due to the large <br />land area and conservative existing hardcover, and since the variance only <br />affects the 0-75' area, we would like to request the Commission only require <br />certification of: <br />1. setback from lakeshore to house <br />2. approximate current hardcover percentages <br />The major costs of a survey would be 1) confirming the existing corners, a moot <br />point since it is the setback from actual lakeshore that is of concern and not <br />from property lines, and 2) super -accurate hardcover measurements (especially <br />driveway), again a moot point since hardeover beyond 75' is conservative and not <br />directly involved in the variance. <br />I appeal to your sense of reasonableness.
