Dossett, 2795 Pheasant Road - Variance <br />Resolution <br />Please review the Planning Commission memo and exhibits of <br />5/15/86 (attached), also the not!:e of Planning Commission action <br />and sketch dated 5/23/86 (at` hed) and Planning Commission <br />minutes of 5/19/86. <br />Applicant is requesting hardcover variances for both 0-75' <br />and 75-250' setback zones, and proposing structure (screen porch) <br />partially within 0-75' zone, also an average setback variance. <br />Planning Commission reviewed the application on 5/19/86, and <br />recommended approval of the screen porch ar(' a portion of the <br />patio as shown on the 5/23/86 sketch. Planr' , Commission felt <br />that the sidewalk and deck leading to t1.e side door were <br />unneccessary and not justified. <br />The revised variances as recommended by Planning Commission <br />are as follows: <br />0-75' 1) Structure it 0-75' zone <br />2) Hardcover: <br />Existing = 100 s.f. (steps to lake) = 1% <br />Additional proposed per Planning Commission <br />recommendation = 380 s.f. = 3.4% <br />TOTAL in 0-75' = 4.4% <br />75-250' Existing Hardcover = 6,456 s.f. = 26.4% <br />Proposed hardcover per Planning Commission <br />recommendation = +92 s.f. = 6,548 s.f. = 26.7% <br />A resolution reflecting the Planning Commission <br />recommendation is attached for your review. <br />Regarding the request to eliminate the requirement of a lull <br />survey of the property, staff would recommend acceptance of the <br />verification by a surveyor of the hardcover percentages and <br />lakeshore setbacks of the existing and proposed structures prior <br />to issuance of permits.
