The amendment <br />should provide specific standards regarding: <br />1. 't.ppropriateness of facility - historic <br />2. Arpa - lot width standards <br />3. Ownership/occupied - non -transferable - annual renewal <br />4. Signage & lighting <br />5. Parking - access - screenilig <br />6. Sanitary facilities/water supply <br />7. Specific allowed residential uses denied to B&B use <br />8. Setbacks for all B&B activities from side & rear lot lines <br />Applicant should submit their own covenants for the use of their home by <br />guests concerning use of alcohol, pets, children, guests allowed per <br />room, meals, etc. <br />Staff prepared the following draft with multiple options for the Planning <br />Commission's consideration at their meeting of May 19, 1986: <br />AMEND SEC'1- -.',N 10.20, SUBDIVISION 3 <br />BY ADDING Th" FOLLOWING CONDITIONAL USE <br />0 - Bed & Breakfast <br />Owner/resident of an existing residence/dwelling may provide quest rooms <br />for the purpose of overnight lodging for financial compensation by <br />reservation only, and where no provision is made for cooking in any guest <br />rooms and re,qular meals are not provided on the premises and in which <br />ingress and egress to and from all guest rooms is through the principal <br />residence/dwelling. The following standards shall govern all Bed & <br />Breakfast operations within the City: <br />Planning Commission amended the underlined section to <br />read as follows: <br />No mea:.s other than a light breakfast shall be <br />provided on the premises. <br />1. The property must (select most suitable option): <br />a) satisfy all applicable lot standards for the given zoning <br />district <br />b) satisfy 150% of al l applicable lot standards for the given <br />zoning district <br />c) satisfy all applicable lot standards for the given zoning <br />district in addition to meeting the area ratio of 1/5, 1/4, 1/3 <br />acre per guest room .. . <br />but in no case shall the number of guest rooms exceed 6, 7, 8 <br />
