The axisting house is 77' from the lakeshore, <br />hence any usable space created will require variances for structure <br />(porch) in the 0-75' zone, hardcover variances in both 0-75' and 75- <br />25%-.4' zones, and an average setback variance. <br />First, note that the house sits 15-20' above the lake on the flat <br />terrace with a steep bank to the lakeshore. 'the neighboring house to <br />the east is slightly closer to the lake (Exhibit H), and sits at a <br />lower level.. A thick growth of pine trees will serve to screen the <br />proposed addition from this residen,:e. On the west side, the <br />neighboring house is setback perhaps 100' and would not have any view <br />of the porch addition. Both neighbors have submitted letters of <br />support of the proposal. <br />Next note in your site inspection the location of doom on the <br />lake side of the house. One set cf doors was recently installea, the <br />other Set has always been there. There apparently has never beer, a <br />terrace or patio onto which the doors opened out. <br />
