The property is located within the LR-1C zoning district <br /> requiring a minimum lot area of 21, 780 sf or 0 . 5 acre <br /> Lot 1 is approximately 30 ,000 sf or 0 . 68 acre <br /> Lot 2 is approximately 30 , 160 sf or 0 . 69 acre <br /> • Lot 3 is approximately 41,000 sf or 0 . 94 acre <br /> 2 . The total building envelope of the property is severely <br /> restricted by the lakeshore setback standards of the <br /> Orono Zoning Code. <br /> 3 . The building envelope is also restricted by a flood <br /> plain, area below 931.5 elevation, that includes more <br /> than one-third of the area of the peninsula. <br /> 4 . The proposed three-unit plat is more consistent with the <br /> existing pattern of development of the Baldur Park <br /> neighborhood. <br /> 11.
