.. 1 � <br /> � <br /> d �: � C�t� o� ORONO <br /> �� RESOLUTION OF THE CITY COUNCIL . <br /> � NO. 1408 <br /> • <br /> • ' • • ' A RESOLUTION APPROVING THE PLAT OF <br /> COUNTRYSIDE MANOR <br /> WHEREAS, the City of Orono is a municipal corporation organized <br /> and existing under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the _City of Orono has adopted <br /> subdivision regulations for the orderly, economic and safe development <br /> of land within the City; and <br /> . WHEREAS, the City Council has considered the application for a <br /> subdivision plat by DiCon, A Minnesota Limited partnership, tY�e subdivider; <br /> and <br /> WHEREAS, th� subdivision has been found to meet all standards <br /> of the RR-1B zoning district and the Orono On-Site Septic Code finding <br /> that each lot is of a size and configuration that will allow its use as � <br /> a single family residence to k�e located without the need of any setbacic <br /> evariances; and , <br /> WHEREAS, �Outlot A is not platted as part of this scheme but is <br /> intended for future development. The conceptual plan showing total <br /> development of the 93 acres has been reviewed only as far as it relates <br /> to the current 6 lot plat. All future development of Outlot A wi11. be <br /> subject to all requirements of current zoning and the CMP; and <br /> � WHEREAS, the. subdivider has completed all requirements of <br /> the platting regulationsof the City, including: <br /> 1) Dedication on the plat of drainage and utility <br /> . • easements. <br /> 2) Dedication on the plat of rights of way for public <br /> streets and roads, shown as Old Grystal Bay Road <br /> . South, Watertown Road, Willow Drive South and Countrys�.cle� Dr�.ve. <br /> 3) The subdivider has dedieated� to the City a road . <br /> . and utility easement granting �to the City temporary <br /> access, improvement and uti],ity easement over that <br /> portion of the cu.l de sac not included in the � <br /> dedicated right of way of Countryside Drive <br /> 4) Dedication to the City of a Flowage and Conservation Easement <br /> providing. for limitations on the use of wetlands <br /> � and/or drainageways described therein and shown on the <br /> • plat as "drainage easements" . <br /> .
