Nall, 1860 Shadywood, Orono <br />Date: April 10, 1986 <br />Subject: g 1010 Sub Division and Variance <br />Planning Commision Meeting - March 17, 1986 <br />REVIEW OF FINDINGS AND COMMISSION ACTION <br />Data presented by the Orono staff and the myself indicate the <br />proposed subdivision and resulting variances ARE NOT EXCESSIVE. <br />o '"he Mabutsh March 11 memo states that 66% of the Shadywood Add'n <br />lots are 60 to 75 foot or less in width. The lots I propose by sub- <br />division are 65 and 70 feet in width. <br />o The sane memo states that 69% of the Shadywood Add'n lots are <br />18,000 aq ft or less. I have proposed a sub -division that produces <br />two lots that are well over 18,000 sq ft in area. <br />o The Mabutsh memo considers only 41 lots in the Shadywood Add'n. I <br />presented findings showing: <br />In the one half mile nort' anA south of my property, 60% of the <br />lots are 60' or less in width. Within a mile each way of my <br />property 66% of the 91 lots are 60 foot or less in width. <br />79% of the lots in ■y area are sub --standard in width. <br />88x are less than one --half acre in area. <br />In fact, THE VARIANCES I PROPOSE ARE MINIMAL. Each lot is almost one- <br />half acre in area (larger than two-thirds of the lotti in my neighbor <br />hood); each is wider than two-thirds of the lots in the area. <br />Lot A is 5% over the hardcover permitted but this is only because a•v <br />property has lc:.e on both sides and by prior Council action, <br />"Lakeshore on two sides of the property creates a hardship" .. <br />"conditions existing that are peculiar and do not apply generally to <br />this zoning district" (Reference Res. g 1655). <br />Lot B conforms to the hardcover standards. There are no setback <br />variance& requested. <br />The March 11 memo cites the 195H Ordinance 7 Amendment as <br />evidence -hat the City p licy was to impose large lots on areas <br />where small lots existed. Please note Exhibit ail f.4-t..s forth two <br />policies: (1) large lots only for the promotion o► health, <br />welfare, sanitation -- solving problems involving sewage, cess <br />pools, etc. WE NOW HAVE SBMBR IN MY AREA. Policy •2: "all lots <br />conform in ARkA to the existing lots in general area of pro►,xmed <br />subdivision." MY PROPOSED LCTN CONFOW 'N AREA. <br />
