CONCLUSIJNS <br />This report evaluates the existing site and proposes ultimate site development guidelines. <br />Costs shown is the Appendix are for the total site dvelopment as proposed. A phased <br />app,•oach which would include as the first phase, all demolition and restoration work, a <br />new kitchen, camping area, three cabin buildings, boating and swimming facilities and <br />sufficient roads, paths, utilities and fire protection to service the facilities <br />constructed could result in an initial cost of approximately $1.6 million, about half that <br />of the total project. <br />Possible sources for funds include pledges from various Veterans' groups and individuals <br />and petertial government funding programs. An awareness campaign also needs to be <br />develops. to publicize the development. Although the appraised values are less than <br />expected, selling a small portion of the Island would also help offset overall costs and <br />reduce the total size and cost of the project. <br />This report was prepared by Setter, Leach and Lindstrom, Inc., Architects, Engineers and <br />Planners on this date, October 28, 1985. <br />
