Zoning File 11122 <br />June 2, 1987 <br />Page 3 of 4 <br />The Planning Commission established the building department as the <br />final deciding authority in matters involving the removal of structures. <br />Staff has arranged for Tom Jacobs and Tom Anderson, the Building Official <br />from the City of Hopkins, to meet on June 4 at the Big Island camp to <br />review all existing structures and prepare a report for Council that would <br />list structures considered non--epairable based on building and fire ecde <br />standards. Structures within 7! feet of the lake or that cannot meet the <br />required 10 feet separation m,,;t also be considered for removal. The <br />building inspector's report will not be ready for inclusion in your packets <br />but will be made available at your meeting on the 8th. <br />Other Issues Addressed by the Planning Cosaission - <br />Members advised the Board that a separate k4}chen would have to be <br />considered in consideration of the type of const_ .:tion of the existing <br />dining hall and the standards of the RS district, fire and building code. <br />Berg Hall was recommended for removal but staff would advise that this <br />matter be referred to the Building Official for final determination. <br />Planning Commission had the following recommendations regarding the <br />issue of renovation of structures to remain: <br />1. Building permit required for each structure to be repaired; <br />2. Cabins cannot exceed 400 s.f.; <br />3. Cabins to be for sleeping use only - no kitchen facilities - limit <br />of 8 persons per cabin; <br />4. Foundation s can be pier or wood construct.,_on subject to building <br />inspector's at-)roval; <br />If boat hou-e is to remain, a separate conditional use permit <br />review must be required; <br />6. Smoke detectors required for each cabin; <br />7. Structural engineer's review of dining hall if it is t- remain; <br />8. 1 lavatory/shower to serve 3 cabins. <br />The Planning Commis -,ion has not made a specific recommendation <br />regarding staged a a, ons to monitor progress of rehabilitation. <br />Council may have mo cific direction for the applicant. Staff would <br />suggest that applican ent a work plan for the 1987 season upon receipt <br />of the building insp,�, y report. Removal and clean-up programs can <br />continue prior to fore ion by the City on the rehabilitation phase of <br />this application. <br />
