Per sect -on 10.31 Subdivision 3 (D) the minimum area required per <br />dwelling unit is as follows: <br />A.) Structural units <br />44 cabins <br />20 motel units <br />3 staff cabins <br />67 units require 67 acres (1 unit per acre) <br />B.) Tenting units <br />25 tent sites <br />13 acres required (1 acre per 2 camp sites) <br />Comparison Dwelling Density <br />A.) Former density = <br />31 cabins + Berg Ball (approximately 20 units/) <br />or 1.1 acre per unit <br />required = 1 acre per unit <br />B.) Proposed Denisty <br />Proposed 67 structural units (1 acre per unit) <br />Proposed 25 camp sites (1 acre per 2 units) <br />or .7 acres per unit <br />Required = 1 acre per unit <br />Improvements such as trail system, road system, recreation areas, <br />picnic areas and dock use areas are subject to all hardcover, <br />setback and land alteration standards. These uses are all <br />approved accessory uses of either the Day Recreation c.se or <br />overnight camp use. The code has no specific standards fcc these <br />uses. <br />The sections noted in the beginning of this memo address such <br />specific structures or uses as toilets and sanitation facilities, <br />d ring halls, kitchen, additions or new cabin construction. The <br />code is very specific regarding these structures and uses and <br />variances to specific standards shall not be permissible (i.e. - <br />teleph-.ie service, smoke detectors in sleeping units, adequate on <br />site sewage disposal systems, or required 10 feet setback between <br />;N11 structures - any standard deali;3 with public health or life <br />safety i,sues. <br />Purpose of Phase 3 <br />Staff has schedued the conceptual review of the Board's ultimate <br />or final development plan in order to assist both staff and the <br />applicant by providing guidelines and a framework for discussion <br />purposes in determining an acceptable level of use of the Big <br />Island camp.
