Olson Memo 9/23/83 <br />The applicant is planning on constructing a seasonal cabin on his <br />Big Island property this summer. In reviewing the file for this <br />property, it came to staff's attention that an illegal deck and small <br />building had been constructed on the lakeshore sometime between Summer <br />1982 and September 1983. Please read the memo from Alan (Exhibit H). <br />This building, now known to be for storage, was constructed without <br />permits in violation of the zoning ordinances. <br />The applicant signed and returned his Automatic Lot Area <br />Variance forms in a timely manner in May 1983. Alan held these <br />up after discovering the work in violation. <br />Staff brought applicant in for an after -*he -fact hardcover and <br />lakeshore setback variance after discussions regarding the access to <br />the property indicated some fora of deck may be necessary to allow <br />safe access to the property. A narrow strip of level shoreline exists <br />next to the lake, then a steep bank of 50-65% slope nr steeper rises <br />to a more level plateau and building site above the lake. Applicant <br />has stated that the shoreline is treacherous to walk on and must be <br />traversed in order to reach the south And of the lot, where the lesser <br />slope al lows a pathway to the higher parts of the lot. The existing <br />deck is slatted, and the applicant has stated that the shoreline is <br />mainly sand, hence the deck may nearly meet our non -hardcover deck <br />standards. <br />The sma 1 1 storage building is 7'x8' and located about 12' from <br />the shoreline according to the survey sketch. Applicant states that <br />it is necessary for practical utilization of the shoreline. <br />
