Box 66 <br />Crystal Bay, MN 55323 473-7357 Date of Notice: 2/20/86 <br />---------------------------------------------------------------------- <br />TO: Ward Ferrell <br />3405 Watertown Road <br />Long Lake, MN 55356 <br />---------------------------------------------------------------------- <br />TYPE OF APPLICATION: Variance <br />----------------------------------------------------------------------- <br />Date of Meeting: 2/18/86 Vote: 5 For 0 Against <br />Planning Commission recommends the following: <br />Denial: For reasons noted below <br />NOTES AND SPECIAL CONDITIONS: <br />Planning Commission noted for the record that the zoning on <br />this property has undergone changes during this applicant's <br />ownership, and that lots that might have been granted Council <br />approval as building sites under previous zoning codes are now <br />considereO substandard. Planning Commission also recognized that <br />the applicant has intended to build on each of the two vacant <br />properties for a number of years, and has kept the properties as <br />separate tax parcels during that time period. Furthermore, <br />Planning Commission finds that the applicant has demonstrated <br />that, under certain limited development conditions, suitable area <br />exists on each of the vacant lots for a primary and alternate <br />drainfield site, while maintaining an alternate drainfield site <br />to serve the existing developed homesite. <br />Based on the above findings, and noting that the majority of <br />existing developed lots within a radius of 1/2 mile are less than <br />2 acres in area, Planning Commission recommends denial of <br />variances to allow 2 new building sites, but recommends that the <br />Council allow one new building site, for an average development <br />density of. 1.5 acres per building site for the property. <br />Applicant's next scheduled meeting Ls confirmed as: <br />Council - March 10, 1986 <br />If the applicant has trouble obtaining additional information, <br />please contact the 7.oninq Department (473-7357). <br />If you desire certified copies of the official Planning <br />Commission minutes, they are available from the City Recorder <br />after review arld approval by the Planning Commission. <br />
